Work built without approval is not beyond fixing. In many cases it can be documented and approved retrospectively — the question is whether what already exists can be shown to satisfy the controls that apply to it.

Here that meant a driveway, a retaining wall and a shed, each reviewed against the planning and building requirements they needed to meet. Where existing work fell short, design amendments brought it into line rather than starting again.


The result is a property whose paperwork matches what is on the ground — which is what matters when it is sold, insured, or looked at closely.
